The Brief
Philip James, one of Manchester’s largest independent estate and letting agents, needed a best-in-class city centre office that reflects their scale, service quality, and premium market position.
The objective was to upgrade key client-facing areas and back-of-house functions—introducing a modern executive suite and media conferencing space, improving staff welfare with an enlarged kitchen, creating a dedicated consultation office, and delivering a full WC replacement for a cleaner, more contemporary finish.
The Concept
We developed a flowing, hospitality-inspired office concept that balances corporate branding with warmth and comfort—using biophilic preserved foliage suspended on steel cable trays, statement pendant lighting, and a soft bouclé seating zone for relaxed client conversations.
The executive and consultation rooms were acoustically treated using Acoustic PET wall panels, complemented by tasteful slatted wall detailing. For technology, the media suite was built around an iiyama Pro display and a Logitech MeetUp 2 BYOD conferencing setup, with integrated connectivity built into the meeting table for instant plug-and-play presentations.
Flooring tied the layout together: a considered mix of Tarkett Loose Lay LVT in slate and wood effects, paired with Tarkett Grezzo carpet tiles to support zoning, comfort and durability.
The Outcome
The completed fit out delivers a modern Manchester city centre estate agency environment that feels premium, confident, and operationally sharp. The new media and executive suite supports professional client meetings and video calls, while acoustic upgrades improve privacy and focus in key rooms.
With a larger, more functional kitchen, upgraded WC facilities, improved consultation settings, and a brand-led biophilic identity, Philip James now benefits from a workplace that supports staff wellbeing, client experience, and a strong best-in-class presence.
